GSA Planning was involved in an application for concept approval for a proposed freight-handling complex located some 4km from Bathurst, with the Great Western Highway (GWH) and the Great Western Railway (GWR) forming its northern and southern boundaries. The Masterplan, designed by Mellor Gray Architects, comprises truck access, open container storage yards, railway sidings and interface, bulky goods retailing, highway frontage uses, warehousing created as development lots for future individual DAs and parking for 465 vehicles. It was assessed as a Major Project under Part 3A of the Environmental Planning and Assessment Amendment.
GSA Planning provided planning advice and prepared an Environmental Assessment, which incorporated stakeholder consultations, strategic assessment, planning controls assessment, and on-site and off-site environmental assessment of the likely impacts of the project. The Environmental Assessment Report was accompanied by a Traffic Report, which established that the proposed development of the subject site was appropriate in terms of traffic generation, access and car parking provision.
For GSA Planning, the project was a unique opportunity to contribute to the increased efficiency of land transport in NSW and provide substantial economic, social and environmental benefits to the Bathurst region.
