GSA Planning was involved in the provision of design development advice, project management and preparation of a Statement of Environmental Effects, and Traffic Report for the redevelopment of the former Vaucluse High School site into a high quality Seniors Living complex for the Zig Inge Group. The proposal, designed by Fredman Malina Architecture Pty Ltd and in consultation with Kennedy Associates Architects, comprised demolition of the existing 1960s buildings on the site and the construction of a part three and part four storey Seniors Living development containing 78 self contained apartments, 102 basement carparking spaces and extensive landscaped areas. The development also included facilities which encouraged a mentally and physically active lifestyle such as a library, Well-Being Centre, swimming pool and gymnasium.

GSA Planning worked extensively with Council Officers, Councillors, residents, stakeholders in the design and redesign of this development proposal over a twelve to eighteen month period. Our company also liaised closely with a team of experts in the field of Urban Design, Solar Control, ESD and 3-D Graphics to ensure that the proposal achieved a high level of residential amenity within the constraints of the site.

The Department of Planning determined that the proposal was suitable for a seniors living development and that it was compatible with surrounding development. Despite exceeding Council’s 9.5m height control and the Council Officer’s assessment report contained a favourable recommendation. The Council also believed that the development would be in the public interest, being an important addition to the Woollahra community by providing high quality seniors accommodation to meet the needs of our aging population.
