GSA Planning provided pro bono advice to the North Bondi Surf Life Saving Club for a period of approximately ten (10) years for the redevelopment and/or refurbishment of the existing clubhouse.

GSA Planning, in conjunction with Team 2 Design, prepared the design for the refurbishment of the existing building on the basis of retaining the existing building envelope and the existing structural integrity. The Development Application was approved in 2003.

Following the approval of the Development Application, GSA Planning worked on the refinement of that proposal in light of the cost of the project feedback from members and the structural constraints. The key objective of the Surf Club was to provide for additional storage and the cost of providing storage beneath the existing building proved too prohibitive. It was considered essential to refurbish the club in stages. Accordingly, an alternative proposal gained favour with Council Officers to provide storage below the promenade with access from the clubhouse to the beach. This eliminated the necessity of underpinning a large proportion of the club.

The Section 96 was lodged with Council and was subject to a protracted delay in negotiation and gaining approval from the Department of Lands. The Section 96 application received a favourable assessment from an external consultant together with a favourable recommendation from Council Officers and was on the agenda for a Council meeting in May 2007. Regrettably, the report was deferred at the request of the President and did not proceed. The development consent and the Section 96 both expired.

The involvement of GSA Planning over a ten year period included: the preparation of the Development Application and Section 96; preparation of various Statements of Environmental Effects; payment of Council fees; co-ordinating sub consultants and architects; and various other activities at no cost to the North Bondi SLSC. GSA Planning absorbed all costs and fees except for the architect’s fees.
