GSA Planning provided development advice and prepared a Statement of Environmental Effects to support a development application to Woollahra Council for substantial alterations and additions and adaptive reuse of the Windsor Castle Hotel in Paddington. The proposed development, which was designed by X Pace Design Group, incorporates the conversion of an existing three (3) storey Victorian hotel into a single dwelling house with a basement level and new landscape works. It is proposed to retain the existing Windsor Street and Elizabeth Street facades, with the new dwelling to be constructed behind.
The adaptive reuse and associated alterations and additions have been supported in heritage assessments as much of the existing building had been modified internally and had left very little evidence of the original detailing.
The proposal will result in a decreased building footprint and an increase in landscaping and private open space. Importantly, the proposed use as a single residence will significantly reduce the intensity on the site which will improve the safety and amenity of neighbouring development in the locality.
