The Rose Hill site was previously occupied by two large galvanised iron workshops fronting Unwin Street and associated brick offices, Track Side Café and amenities. The building along Unwin Street is listed as a heritage item.

GSA Planning provided planning advice and prepared Statements of Environmental Effects for both the development application and submission to waiver a Masterplan requirement. The proposed development, which was designed by SCR Architects Pty Ltd, included the demolition of the existing industrial buildings and the erection of a new warehouse/ industrial building with car parking for 145 vehicles and 8 loading bays.

The proposed building is of a modern industrial design and constructed of pre-cast panelled walls at the lower level and metal cladding above with a metal roof. In addition, development retained the existing heritage facade and incorporated a new facade for the remainder of the building’s northern facade.
